May 2025 a Big Month for the Hawthorne Real Estate Market
Welcome to the Hawthorne Real Estate Market Report for May 2025
Average Home Sale Price Over $1,000,000!
The real estate market in Hawthorne definitely picked up the pace in May with 25 homes selling compared with only 18 in April.
The average “list” price was $1,016,040 with the average sold price at $1,018,497 which was a nice jump from $964,758 in April and $986,690 in March.
The fact that homes generally sold slightly over full price meaning the summer market is alive and well. The average price per foot was $720 which was also up from April’s $681. The average days on market for homes that sold was 52 before going into escrow which was surprisingly long.
The gated community of Three Sixty at South Bay in Hollyglen played a big role with 4 homes closing escrow in May and one home sold in Fusion South Bay.

Although Fusion and Three Sixty South Bay are very well known these days, there is another gated community just southeast of Fusion that flies under the radar. It’s called Marine Village and consists of just 43 homes consisting of large 4 bedroom 3 story townhomes and 3 bedroom two story townhomes. The latest listing in the gated communitty is priced at $1,125,000. The location would appear to be in Hawthorne but is actually Lawndale.

This townhome offers around 2,076 square feet on three levels. This is definitely vertical living as they have a lot of bedrooms and square footage into a fairly small footprint so lots of square footage…..and lots of stairs. These homes all have some balcony and yard space although the patio/yard is off of the bedroom level and not the living level. The 4 bedroom layout units were all built in 1994.
HOA dues as of 2025 are around $395 a month. The community offers a nice pool areas but not much else in the way of amenities. It is, however, just up the street from Marine Ave Park in Manhattan Beach which has a nice playground, soccer fields, raquetball courts, basketball and a number of baseball fields. Marine Village townhomes are part of the award winning Wiseburn School District.
The home last sold on 10/19 for $899,000.

Hawthorne Homes for Sale in April the Most Since 2019
Is the Hawthorne Real Estate Market Shifting?
Home inventory is definitely on the rise with April’s 55 active listings the highest since 2019. According to realtor and Hawthorne specialist Keith Kyle with Vista Sotheby’s it definitely appears that the market is shifting a bit. There was a a slight drop with only 49 active listings as of this writing (5/17) due to an uptick in pending sales as well, but the 55 homes for sale is the most in a very long time. Some of this is due to the time of year as listings tend to ramp up in early summer, but market uncertainty and higher interest rates are playing a role as well.

The real estate market has been pretty slow in the Hawthorne neighborhood of Bodger Park thus far in 2025 with only a few homes selling this year. This newest home to hit the market is a nicely remodeled, updated and expanded single family home.

The home is unusual and clearly added on to at some point as they didn’t build 4 bed, 1800+ foot homes back in the 50’s. The home offers some beautiful features including the remodeled kitchen that has been opened up for modern open concept design…..with newer cabinets, appliances and quartz counters. The bathrooms have been nicely upgraded as well.
Unfortunately the trade off with adding square footage is that it took up some backyard space. The home doesn’t really have a backyard as it’s all been turned into a covered concrete patio. Great for entertaining with the outdoor kitchen but not a lot of gardening to be done in this one.
The Hawthorne neighborhood of Bodger Park is a wonderful and friendly community close to Alondra Park, the golf course and more.
