Welcome to the real estate recap for home sales in Hawthorne CA last month.  It was a bit on the slow side with only 16 homes closing escrow. This slower market was pretty typical at the moment for other South Bay cities as well.

The average “list” price was $914,837 with the average sold price at $900,538 meaning homes generally sold below the list price.

The average price per foot was $601 with the average days on market 66 and rising.

So how did January 2023 compare with a year earlier in terms of real estate market activity in Hawthorne?

The start of 2023 was a very slow month for the real estate market in the South Bay…..but January 2023 Hawthorne real estate marketHawthorne actually had a stronger month than most of it’s neighbors.   Some other cities saw close to 50% of the number of home sales compared with a year earlier.  Hawthorne had almost the same number of closed sales as it did in January 2022.   The numbers were:

What a year it was for real estate in Hawthorne California.  There were 274 homes, condos and townhomes that sold during the year.  The median sales price was $878,000 and homes averaged only 21 days on the market before going into escrow.  The average price per foot was $667.

Welcome to the year that was for real estate in Hollyglen and Del Aire.  It was an incredible year for home sales and home prices with 117 closed sales.

The average listing price during the year was $1,047,656 with the average sold price at $1,077,355 meaning that homes generally sold above the list price. That did reverse a bit towards the end of the year but homes still sold fairly close to full price.

The average dollar per square foot of the homes that sold was $801 and homes only averaged a very brief 20 days on the market before going into escrow.
