Welcome to the Hawthorne Real Estate Market Report for May 2025

Average Home Sale Price Over $1,000,000!The Row townhomes Three Sixty

The real estate market in Hawthorne  definitely picked up the pace in May with 25 homes selling compared with only 18 in April.

The average “list” price was $1,016,040 with the average sold price at $1,018,497 which was a nice jump from $964,758 in April and $986,690 in March.

The fact that homes generally sold slightly over full price meaning the summer market is alive and well.  The average price per foot was $720 which was also up from April’s $681.  The average days on market for homes that sold was 52 before going into escrow which was surprisingly long.

The gated community of Three Sixty at South Bay in Hollyglen played a big role with 4 homes closing escrow in May and one home sold in Fusion South Bay.

3 Bedroom In Gated Community of Fusion Sells in Hawthorne

The latest, and only recent sale in the gated community of Fusion at South Bay was a 3 bedroom G floorplan.  It took a while and was on the market for over 100 days on the market.

This condo was listed by Paul Buller of Paul Buller Properties

The split level home was originally listed all the way back in April and then went on and off the market a number of times.  It was originally listed at $1,075,000 and then eventually pulled off of the market in August and brought back to market at the improved price of $1,029,000 in September and went into escrow a few weeks later.

5404 W 149th Place Unit#13 was a 3 bedroom G floorplan.  The location was a bit of a challenge as it was adjacent to some industrial land but the unit itself appeared to be in great condition.    Some of the highlights include wide plank wood flooring, granite counters and stainless appliances in the kitchen, updated bathrooms and more.

As with all condos and townhomes in Fusion, the home has central A/C and heat, interior laundry and is part of the award winning Wiseburn School District.

The home last sold in 2016 for $765,000

The latest home to hit the market in Three Sixty in Hawthorne CA is a 2 bedroom plan 1 townhome “Row”  layout in this gated community.   We don’t have much in the way of details on the condition as there are no interior photos just yet and the home is tenant occupied so showings are a challenge at the moment.

The home is Listed by Brook Billings of Compass.

The home has had some updating including new hardwood floors and remodeled bathrooms but the rest is a bit of a mystery.  The plan 1 layout offers a traditional floorplan with the main level featuring a fairly open kitchen, dining and living room with both bedrooms being upstairs along with the washer and dryer.  Bedrooms in this layout are fairly good size.  The plan 1 features a 2 car attached tandem garage.

The townhome last sold in 2017 for $715,000.

The home was fairly well located within the community and was a  J floorplan which is the largest floorplan in all of Fusion and features 3 bedrooms and 2 1/2 baths.
