One of the newest listings on the market in 360 is a plan 2 layout in the Court townhomes.   This will be a real test to see just how crazy the market has gotten as this is priced considerably higher than even the last sale of a Court plan 2….and that was record setting.   The last one that was on the market at 5440 Pacific Terrace was priced at $1,o25,000 and wasn’t as nice….but was in a better location.  The home at 5351 Ocean is priced at a pretty stunning $1,150,000.   The home has been beautifully updated and upgraded, however, and really has a different look and feel than the original builds.   The plan 2 is a popular layout as it has 3 bedrooms each with it’s own bath….and one of them is on the ground floor.  The second floor offers all of the living spaces and as there are no bedrooms on this level the room is expansive.    The residence 2 layout in the Courts offers between 1,860 and  1,978 square feet (buyer to verify).  This home is near the entrance of the community so it is impacted a bit by road noise.  Generally speaking the homes in this side of 360 usally sell at a premium price.   As with all of the homes in Three Sixty this townhome offers air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

The Highest Hawthorne Home Sale in 2020 Was in Hollyglen

The highest priced home sale of the year in Hawthorne  CA was a beautifully remodeled single family home located in the neighborhood of Hollyglen. The home, located at 13707 Rossburn was listed at $1,399,000 and sold well over list price at a fairly amazing $1,500,000. It offered 4 bedrooms, 3 baths, over 2,400 square feet on a oversized 9,642 foot lot. It went pending after 8 days on the market.

Let’s face it, in the past the idea of real estate in  Hawthorne CA didn’t always evoke images of  luxury.  One of it’s main selling points over the years has been it’s affordability but there’s been a reason for that lower price tag and it’s taken a while for that to change. As is often the case in coastal real estate, the further from the beach you get the lower the demand and lower the prices. Over time that often means that homeowners in these areas don’t have the same resources and time to upkeep the homes, neighborhoods and local schools.

In such a high demand area such as the South Bay that can reverse itself at some point and neighborhoods that were not held in such high regard start getting overflow from other areas.  This is part of the reason Hawthorne has really started to reinvent itself.

There have been a few notable changes….the addition of two higher end communities known as Three Sixty South Bay and Fusion at South Bay, the completion of a new high school in the Wiseburn District eliminating one of the last concerns with the school system in Hollyglen and Del Aire, the nearby influx of corporate tech jobs in Silicon Beach and Hawthorne itself (notably Spacex) and the realization that Hawthorne can dramatically cut down most commutes. As much as 35 minutes each way from other parts of the South Bay.

These have combined to really change the perception many buyers have of the community. While in the past many thought of Hawthorne as a fairly crowded and not overly well maintained area, they now see it as a great neighborhood heading in the right direction.
