Welcome to the month that was for real estate in Hawthorne CA. The average prices dropped a bit but home sales were still impressive for the month.
The average “list” price was $931,209 with the average sold price at $925,145 compared with a very impressive August average of $1,006,574 so prices dropped a bit last month.
The average price per foot was $669 with the average days on market 34 which was almost identical to August.
We are happy to report that one of the sales was ours as we represented the buyer on 12920 Central #301 in Three Sixty South Bay.

Welcome to our real estate listings update for the gated community of Fusion in the Hollyglen neighborhood of Hawthorne CA.
5403 W 149th Place #6 just hit the market and it’s looking to match or even break the recent sales record set back in June. The list price is clearly following in the footsteps of the sale of 5404 W 149th Place Unit#7 which was listed at $1,099,000 and closed at $1,155,000 back in June. This was the highest priced home sale in history in Fusion.
As mentioned above, the home is a very nicely upgraded “J layout”(click to see floorplan) which is the largest floorplan offered in the community, and one highlight is that all of the living spaces are on one level. The one tradeoff is that there are lots of steps from the garage as the J units sit above the 3 bedroom “G” layout units. One of the strenghts of the J floorplan is that it offers a pretty open layout with nice sized living and dining rooms open to the spacious kitchen complete with an oversized island. This home offers some nice upgrades including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom. The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit. Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas. The J layout also offers a larger than normal balcony that extends from the living room doors across the living room. The interior location of this home means it’s not looking out at any of the less attractive industrial areas that some of the exterior units look over.
As with all of the condos and townhomes in Fusion, the location is great as it’s located in highly sought after Hollyglen and serviced by the award winning Wiseburn School District.

This beautiful one level condo was well priced at $875,000 and sold for $870,000. The photographs didn’t really do it justice, but #301 was a nicely appointed “plan 3” third floor condo in the Flats with hardwood floors, granite counters and more.
It’s pretty hard to believe but the last condos with the same floorplan sold just about a year ago for $977,000 and $955,000.
As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living, air conditioning and is part of the award winning Wiseburn School District.
