One of the latest home sales in Hawthorne was a  freestanding home (technically not a single family home no shared walls so looks, lives and feels like a single family home) home in the rarely on the market community of  Cottage Lane.

3247 Garden was listed by Jacqueline Soto of eHomes.

The communtiy is fairly unknown compared to some of the other gated communties in Hawthorne like Three Sixty, Fusion South Bay and Parkside Village.

We don’t often see listings in the community of Cottage Lane come up and this one didn’t last long.  The home was built in 2001 so it still offers some newer feeling aspects including updated flooring,  granite counters in kitchens and baths, open layout, white shaker cabinetry and more.  The home offers a traditional floorplan with all three bedrooms on the second level making the main floor feel a bit more open and spacious than the square footage would indicate.

16 Home Sales with $954,688 Average Price

Hawthorne bucked the trend a bit as it was one of the only South Bay cities or neighborhoods that didn’t see a big drop in home sales usually seen in January.  In addition on average homes sold higher than full price.

The average “list” price in January was $958,56 with the average sold price at $954,688 which was a bit lower than the average home price in Decmeber of $989,235 and $1,004,455 in November, but still above the norm.  

Homes averaged an impressive $752 per square foot and homes averaged 38 days on market before going into escrow.

5542 Palm Drive in Three Sixty Sells for $1,500,000Terraces homes in Three Sixty

The latest home to sell in the gated community of Three Sixty was a 4 bedroom single family style home in the “Terraces”.  This 4 bedroom home offered 4 bedrooms + top floor great room and just under 2,200 square feet.  While every sale is exciting the price was probably not quite what other Terrace owners were hoping for.  The home was originally listed at $1,675,000 which would have been one of the highest sales of all time.  Unfortunately it didn’t sell and then underwent a series of price reductions, eventually landing at $1,498,000.  The home went pending 2 days later and closed at $1,500,000.

The average “list” price was $914,837 with the average sold price at $900,538 meaning homes generally sold below the list price.
