The most recent condo sale in the gated community of Three Sixty South Bay tied the highest priced 2 bedroom condo sale ever.  The asking price wast $979,000 and it closed a month later at $1,100,000.

16 Home Sales in Hawthorne at an $898,556 Average PriceWelcome to Parkside Village

Welcome to the month that was for real estate in Hawthorne CA for February.  The number of homes that sold was back up a bit to 16 compared with only 13 in January

The average “list” price was $900,306 with the average sold price at $898,556 which was a nice jump up from the $874,917 in January and  $852,233 in December

The average price per foot was $666 (yikes) down from $750 in January but fairly typical.  Average days on market jumped up 54 which is the most amount of time sitting on the market that we’ve seen in a while.

Of the 16 homes that sold 1 was in the gated community of Fusion South Bay, and one in the gated community of Parkside Village.  There were no closed sales in Three Sixty

It’s a bit surprising that the 2 bedroom home in Fusion at 5412 W 149th Pl #2 is still on the market.  It’s only been listed for 37 days (as of this post on 2/7) but things don’t tend to remain on the market all that long in the gated community of Fusion South Bay.

This 2 bedroom “D” floorplan is listed at $965,000 while the other D unit at 5405 W 149th #15 that came on the market at a similar time priced at $1,0250,000 is now in escrow.

It’s a nice home but has some challenges as to how it’s listed with a number of obstacles for both realtors and buyers.  Given all of that we think this one could be a great opportunity for a buyer.

The unit itself seems to be in pretty original condition without many original (or owner) updates or upgrades but overall it’s in good shape.

The “D” floorplan is a popular layout for several reasons……the living area is fairly large, has a large and open kitchen, a large laundry/storage area off of the kitchen and both bedrooms are on the same level.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.  Despite the listing showing that the home is in north Hawthorne, it’s actually in the Hollyglen neighborhood which is the most sought after area in the city.

The amenities in Fusion include a very nice pool and spa area, small playground, half basketball court and an abundance of landscaped walking paths and outdoor exercise stations.

2023 Home Sales Slow in Three Sixty But Impressive Prices

2023 Real Estate Recap for Three Sixty South Bay in Hawthorne

It was definitely a very slow year in the gated community of Three Sixty in terms of the number of homes that sold, but that wasn’t due to lack of demand….it was due primarily to lack of homes for sale.  It was a very down year both in terms of the number of homes that came up for sale, and therefore the number of homes that actually sold.

There were only 13 homes that sold in 2023….compare that to the high of 65 in 2017 and you’ll see just how slow that is.  That being said the average sale prices was almost $1.1M! so values just keep going up!

Take a look at the recent sales in 360 South Bay as well as the current homes for sale in Three Sixty.
