21 Home Sales with $949,167 Average PriceBodger Park

The Hawthorne CA real estate market in September was impressive with 21 homes closing escrow.

The average “list” price in September was $904,000 with the average sold price at $949,167 compared to $894,277 in August and $1,064,206 in July.

Homes averaged $581 per square foot and homes averaged 65 days on market before going into escrow.

2 of the homes that sold were in the gated community of Three Sixty at South Bay in Hollyglen but there were no home sales  in Fusion South Bay.

Hitting the market on 9/17 in the gated community of Fusion South Bay in the Hollyglen area of Hawthorne is a very clean and well located 2 bedroom E floorplan townhome. As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.

The E layout is always popular with 2 good sized suites, high ceilings in the living room, side by side laundry area on the bedroom level, a large patio and an attached garage with a ton of storage space.  One thing to note is that the original builder info lists the square footage at 1,417 sq feet.

The home is in great condition but some of the features are original and a bit dark including slate floors in the kitchen and darker counters in the bathrooms so personal preference definitely comes into play.   That said the home is in great shape and appears to be very well taken care of.

Welcome to the Hawthorne Real Estate Market Report for August 2025

22 Home Sales with $894,277 Average PriceParkside Village pool

The Hawthorne CA real estate market in August was busy with 22homes homes closing escrow.  That was a nice increase from the 17 in July and  from the 20 in June.

That said, prices were down a bit but fluctuation month to month is not unusual.  The average “list” price in August was $904,000 with the average sold price at $894,277 which was a significant drop from $1,064,206 in July and  $1,050,540 in June.

The drop in prices along with the fact that homes generally sold below list price shows that the market is definitely shifting away from the “seller’s market” it has been for the past few years.

For the first time in a while, there were no home sales in the gated community of Three Sixty at South Bay in Hollyglen or  in Fusion South Bay.  There was one notable sale in the gated community of  Parkside Village.  12039 Stanley Park Court was a 3 bedroom freestanding home that closed at $875,000.
