2 Bedroom Townhome at 5400 W 149th Place #18 Hits the Market in Fusion at $825,000

There’s a new listing in Fusion South Bay which is a gated community in the Hollyglen neighborhood located at 5400 W 149th Pl #18.   This 2 bedrroom 2 1/2 bath townhome is a fairly rare  C layout.  The last C floorplan on the market was back in October of 2021.  The C floorplan features one of the largest living spaces of any of the two bedroom units in the community.  Only the 3 bedroom “J” floorplan offers a similar sized living room.  The main level is one big open room with nothing separating the kitchen, dining and living room.   When staged or furnished right it looks great…..when empty it’s a bit hard to figure out where to put what so that it doesn’t feel like the living room and kitchen are one.  The ground level consists only of the side by side 2 car garage (there is a wall in between the 2 single doors).   Main level offers the big open space as mentioned earlier along with 1/2 bath.    Top floor offers the primary suite along with a guest bedroom as well as side by side laundry closet.  Another nice feature of the C floorplan is that it has a fairly nice sized balcony/patio along with a second narrower covered balcony.

The last sale of a C floorplan unit was $860,o00 in October of 2021.  That one was quite a bit more upgraded and a better location within the community.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

There are now 2 homes for sale in the gated community of Fusion South Bay in the Hollylgen neighborhood of Hawthorne CA.

The latest townhome to hit the market in Fusion is a 2 bedroom 2 bath “D” floorplan.  The address is 5514 W 149th Place #2 and you can see the listing information below.  The D layout is fairly popular as it’s a bit larger than the A & B smallest layouts and it has a fairly nice layout.  The first floor consists of only the entry as well as the 2 car garage.  Head upstairs to the living level with a decent sized living room opening to both the dining room and spacious kitchen as well as laundry and pantry.  One limitation on the D floorplan is that the outdoor balcony is quite small compared to some of the other layouts.  The top level features a primary suite along with guest bedroom.

The last sale of a D floorplan unit was $889,o00 in March of 2022.

Top Hawthorne CA Home Sale of May Closes $213,000 Over the Asking Price!!

The top Hawthorne CA  home sale of the month was, not surprisingly, in the Hollyglen neighborhood of Hawthorne.

13317 Hansworth was  a nicely updated and remodeled single family home in Hollyglen with some great square footage and a really nice backyard area……having said that we were blown away by the price.   The home was listed at $1,389,000 and closed just over $1.6M making it the 4th highest price for a single family home of all time in Hawthorne.   Not surpisingly the top 3 were all in 2021 or 2022.  The home featured over 1700 square feet which is unusual in the Hollyglen neighborhood.   Take a look at all of the Hawthorne CA home sales in May 2022.

Hawthorne Home Sales in May 2022 – Real Estate Market Update

It was a busy month for closed home sales in Hawthorne with 25 closed sales during may which was slightly down from the 27 home sales in April.

The average “list” price was $912,228 with the average sold price at $988,136 meaning that, in general, homes sold well higher than the list price. The average price per foot was $722 and average days on market was a very short 11 before going into escrow.

3 of the sales were in the gated community of Three Sixty South Bay and 1 was in Fusion South Bay.  The top home price of the month was an amazing $1,602,000 for a single family home at 13317 Hansworth Ave in Hollyglen.

5505 W 138th Place the Top Sale of the Month at $1,865,000!

The top home sale of the month was, not surprisingly, in the Hollyglen neighborhood of Hawthorne.  5505 W 138th Place was an extensively updated and modernized single family home on a great Hollyglen Street.  The home was beautful both inside and out but at less than 1,600 square feet the $1,865,000 sales price is still pretty jaw dropping.  The home was listed for $1,649,000 which seemed appropriate at the time.  In this crazy market all bets are off and someone really wanted this beautiful home.
