It’s been a long time since there was anything for sale in Fusion and it’s been a historically slow year with only a few homes hitting the market in 2023.  There were three home sales in June and that accounts for just about everything sold this year.  Finally there’s a new listing to talk about in this gated community!

2 Bedroom Townhome at 5400 W 149th Place #18 Hits the Market in Fusion at $825,000

There’s a new listing in Fusion South Bay which is a gated community in the Hollyglen neighborhood located at 5400 W 149th Pl #18.   This 2 bedrroom 2 1/2 bath townhome is a fairly rare  C layout.  The last C floorplan on the market was back in October of 2021.  The C floorplan features one of the largest living spaces of any of the two bedroom units in the community.  Only the 3 bedroom “J” floorplan offers a similar sized living room.  The main level is one big open room with nothing separating the kitchen, dining and living room.   When staged or furnished right it looks great…..when empty it’s a bit hard to figure out where to put what so that it doesn’t feel like the living room and kitchen are one.  The ground level consists only of the side by side 2 car garage (there is a wall in between the 2 single doors).   Main level offers the big open space as mentioned earlier along with 1/2 bath.    Top floor offers the primary suite along with a guest bedroom as well as side by side laundry closet.  Another nice feature of the C floorplan is that it has a fairly nice sized balcony/patio along with a second narrower covered balcony.

The last sale of a C floorplan unit was $860,o00 in October of 2021.  That one was quite a bit more upgraded and a better location within the community.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

Sold in Fusion South Bay – 5402 W 149th Place Unit#17

The latest sale in the Hawthorne and Hollyglen home market is a nice 2 bedroom townhome located at  5405 W 149th Place Unit #12 in the gated community of Fusion South Bay.  The home is  priced at $1,039,000 which is a BIG number but given the recent record sales anything seems possible.  The home is a corner unit D floorplan at 5402 W 149th Place Unit#17.   The D floorplan has a very nice living level with a fairly spacious living room that opens to the dining area and large kitchen.  One of the biggest challenges to this layout is that the “guest” bath which services both the living level and one of the upstairs bedrooms is actually on the middle landing of the stairs between the two levels so it’s somewhat unusual but certainly works.  Both bedrooms are upstairs with the guest bedroom using the bathroom below as mentioned.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

It was a slow month for closed home sales in Hawthorne with only 15 on MLS homes closing escrow during the month. The average “list” price was $901,407 with the average sold price at $928,900 meaning that, in general, homes sold well higher than the list price. 2021 Hawthorne Real Estate Year in Review –

Take a look at the year that was for real estate in Hawthorne CA. It was a banner year with 379 closed home, townhome, condo and investment propertes sales during 2021. The average “list” price of the homes that sold was $835,000 with the average “sold” price at $865,000 meaning that, in general, homes sold way over the list price. The average days on market was a very brief 17 before going into escrow.

The lowest sale of the year was at $365,000 for a 2 bedroom condo located at 14405 Cerise AVE #1. The highest price home sale of the year was a 5 bed/3 bath single family home that sold for $1,910,000 and was located at 13605 Heather Way in the Hollyglen neighborhood.
