July Sees 14 Home Sales in Hawthorne at $1,048,929 Average

Welcome to the Hawthorne Real Estate Report for June 2024The Garden townhomes in Three Sixty

It’s definitely still a seller’s market.

It was yet another strong, but slightly slower, month for the real estate market in Hawthorne with 14 home sales in July compared with 18 in June.

The average “list” price was $989,772 with the average sold price at $1,048,929 which was higher than June’s $996,111 average but a bit down from the $1,073,030 in May….which was a big number.

The average price per foot was $769 which was way up from $580 in June.  Homes averaged a brief 39 days on market before selling.

Of the 14 homes that sold 8 were in Hollyglen Del Aire with one in the gated community of Three Sixty and another in Fusion, 2 in east Hawthorne and an impressive 4 in the neighborhood of Bodger Park.

19 Home Sales in Hawthorne at Impressive $1,073,000 Average

Welcome to the Hawthorne Real Estate Report for May 2024El Camino Village homes

May was another impressive month with 19 homes selling.  It was a slight drop from the really busy 24 sales in April but well up from only 13 in March and 16 in February.

The average “list” price was $1,061,684 with the average sold price at $1,073,030 which was way over the $948,073 in April and even up from the peak of $1,060,269 in March.  It’s definitely still a seller’s market.

The average price per foot was $663 which was a below the March average price per foot.  Homes averaged a brief 38 days on market before selling.

The top sale of the month was a large 2,700+ single family at 5420 W 140th Street that sold for $1,600,000.  Two of the homes that sold were in the gated community of Three Sixty in the neighborhood of Hollyglen.

Busy Days in Parkside Village Hawthorne – Home Sales in 2024

It’s been a heck of a year so far in the gated community of Parkside Village in Hawthorne CA.  As of May 30 there have already been 5 homes that have sold, with a 6th home currently in escrow.  Compare that to only 3 homes sales in Parkside Village during the entire year in 2023 and you can see just how crazy it’s been.  The increase in inventory has definitely not meant a drop in prices with some record and near record sales this year.

The most recent condo sale in the gated community of Three Sixty South Bay tied the highest priced 2 bedroom condo sale ever.  The asking price wast $979,000 and it closed a month later at $1,100,000.

It’s a bit surprising that the 2 bedroom home in Fusion at 5412 W 149th Pl #2 is still on the market.  It’s only been listed for 37 days (as of this post on 2/7) but things don’t tend to remain on the market all that long in the gated community of Fusion South Bay.

This 2 bedroom “D” floorplan is listed at $965,000 while the other D unit at 5405 W 149th #15 that came on the market at a similar time priced at $1,0250,000 is now in escrow.

It’s a nice home but has some challenges as to how it’s listed with a number of obstacles for both realtors and buyers.  Given all of that we think this one could be a great opportunity for a buyer.

The unit itself seems to be in pretty original condition without many original (or owner) updates or upgrades but overall it’s in good shape.

The “D” floorplan is a popular layout for several reasons……the living area is fairly large, has a large and open kitchen, a large laundry/storage area off of the kitchen and both bedrooms are on the same level.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.  Despite the listing showing that the home is in north Hawthorne, it’s actually in the Hollyglen neighborhood which is the most sought after area in the city.
