How Does the June 2020 Housing Market in Hawthorne Compare?

Thankfully the slowdown in the Hawthorne CA housing market was limited to just April and May with the number of home sales and pending escrows rising in June.  June 2020 saw the largest number of home sales in Hawthorne this year with 27 sold homes.  The number of active listings has dropped for 3 consecutive months while the pending sales jumped dramatically from 12 in April to 30 in May and 32 in June.  Visit our Hawthorne real estate trends and statistics for other charts and information.

June 2020 Home Sales and House Prices in Hawthorne CA

June saw a nice uptick in the number of home sales in Hawthorne CA after 2 months of fairly extreme slow down.  The slowdown was the result of the uncertainty caused by the covid situation.  Once some things opened back up the market responded.   We’ll have to see what the next wave of uncertainty brings.  Of the 27 home sales 2 were in the gated community of Three Sixty South Bay and 2 were in the gated community of Fusion South Bay   To get a more historical sense of the current trends see our Hawthorne CA real estate trends and statistics.

Big Jump in New Escrows – Rebound in Hawthorne Home Sales?

May saw a really significant jump in pending home sales in Hawthorne which might be the beginning of a rebound. The concerns and uncertainties caused by theFusion South Bay townhomes and condos coronavirus really slowed the real estate market down but that may be changing. We saw a jump from 14 pending sales in April to 31 in May which was a 158% jump.

• Down 14% compared to last month
• Down 18.9% compared to last year

Home Closed in May 2020: 14 units.
• Up 27.3% compared to last month
• Down 65.9% compared to last year

Home Placed under Contract in May 2020: 31 units.
• Up 158.3% compared to last month
• Down 20.5% compared to last year

*Buyer’s market: more than 6 months of inventory based on closed sales
Seller’s market: less than 3 months of inventory based on closed sales

May 2020 Housing Market Update for Hawthorne CA

The real estate market in Hawthorne CA was very slow in May with only 14 home sales.  That’s an improvement over the 11 homes sold in April but a dramatic dropoff from the 41 homes that sold in May of 2019.  This was due, of course, to the uncertainty created by the coronavirus.    Prices were once again solid as inventory started to rise significantly as well.  Only one of the home sales was in Three Sixty South Bay  and none were in Fusion South Bay.

Let’s face it, in the past the idea of real estate in  Hawthorne CA didn’t always evoke images of  luxury.  One of it’s main selling points over the years has been it’s affordability but there’s been a reason for that lower price tag and it’s taken a while for that to change. As is often the case in coastal real estate, the further from the beach you get the lower the demand and lower the prices. Over time that often means that homeowners in these areas don’t have the same resources and time to upkeep the homes, neighborhoods and local schools.

In such a high demand area such as the South Bay that can reverse itself at some point and neighborhoods that were not held in such high regard start getting overflow from other areas.  This is part of the reason Hawthorne has really started to reinvent itself.

There have been a few notable changes….the addition of two higher end communities known as Three Sixty South Bay and Fusion at South Bay, the completion of a new high school in the Wiseburn District eliminating one of the last concerns with the school system in Hollyglen and Del Aire, the nearby influx of corporate tech jobs in Silicon Beach and Hawthorne itself (notably Spacex) and the realization that Hawthorne can dramatically cut down most commutes. As much as 35 minutes each way from other parts of the South Bay.

These have combined to really change the perception many buyers have of the community. While in the past many thought of Hawthorne as a fairly crowded and not overly well maintained area, they now see it as a great neighborhood heading in the right direction.

Home Sales in Hollyglen and Del Aire for April 2020

April was a slow month for the areas of Hollyglen and Del Aire as well as Hawthorne overall.  View a quick real estate recap and overview for Hawthorne.  There were only 4 home sales in the Hollyglen/Del Aire areas with only one sale in the gated community of Three Sixty at South Bay and no sales in Fusion South Bay.  Hollyglen is that unincorporated part of Hawthorne that is served by the award winning Wiseburn School District.
