2 Bedroom Townhome at 5400 W 149th Place #18 Hits the Market in Fusion at $825,000

There’s a new listing in Fusion South Bay which is a gated community in the Hollyglen neighborhood located at 5400 W 149th Pl #18.   This 2 bedrroom 2 1/2 bath townhome is a fairly rare  C layout.  The last C floorplan on the market was back in October of 2021.  The C floorplan features one of the largest living spaces of any of the two bedroom units in the community.  Only the 3 bedroom “J” floorplan offers a similar sized living room.  The main level is one big open room with nothing separating the kitchen, dining and living room.   When staged or furnished right it looks great…..when empty it’s a bit hard to figure out where to put what so that it doesn’t feel like the living room and kitchen are one.  The ground level consists only of the side by side 2 car garage (there is a wall in between the 2 single doors).   Main level offers the big open space as mentioned earlier along with 1/2 bath.    Top floor offers the primary suite along with a guest bedroom as well as side by side laundry closet.  Another nice feature of the C floorplan is that it has a fairly nice sized balcony/patio along with a second narrower covered balcony.

The last sale of a C floorplan unit was $860,o00 in October of 2021.  That one was quite a bit more upgraded and a better location within the community.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

Top Hawthorne CA Home Sale of May Closes $213,000 Over the Asking Price!!

The top Hawthorne CA  home sale of the month was, not surprisingly, in the Hollyglen neighborhood of Hawthorne.

13317 Hansworth was  a nicely updated and remodeled single family home in Hollyglen with some great square footage and a really nice backyard area……having said that we were blown away by the price.   The home was listed at $1,389,000 and closed just over $1.6M making it the 4th highest price for a single family home of all time in Hawthorne.   Not surpisingly the top 3 were all in 2021 or 2022.  The home featured over 1700 square feet which is unusual in the Hollyglen neighborhood.   Take a look at all of the Hawthorne CA home sales in May 2022.

The top home sale of the month was, not surprisingly, in the Hollyglen neighborhood of Hawthorne.  5505 W 138th Place was an extensively updated and modernized single family home on a great Hollyglen Street.  The home was beautful both inside and out but at less than 1,600 square feet the $1,865,000 sales price is still pretty jaw dropping.  The home was listed for $1,649,000 which seemed appropriate at the time.  In this crazy market all bets are off and someone really wanted this beautiful home.

Hollyglen and Del Aire March 2022 Home Sales

Take a look at the homes that sold in the Hollyglen and Del Aire neighborhoods of Hawthorne CA during March 2022.   We saw a bit of an uptick in the number of sold homes with 12 closed sales during the month compared with only 7 in Febaruary.

One Bedroom at 5550 Boardwalk #105 in Three Sixty Sells for $775,000

It was a slower month for home sales in Hawthorne CA with only 24 properties closing escrow.  Two of those homes were in the gated community of Three Sixtyin the neighborhood of Hollyglen

One of them was a rare unit in the “lofts” and was a one bedroom at 5550 Boardwalk #105 which sold for full price at $775,000

The builder only developed one building known as the “lofts” which makes it rare with a very unique layout and configuration.  The loft style makes for a dramatic livingroom with high ceilings and great light.  Some of the other highlights of this type home is that it offers a very large outdoor deck/patio and loft bedroom is very bright and spacious (and open).
