2 bedroom townhome in Fusion South Bay Still On the Market

It’s a bit surprising that the 2 bedroom home in Fusion at 5412 W 149th Pl #2 is still on the market.  It’s only been listed for 37 days (as of this post on 2/7) but things don’t tend to remain on the market all that long in the gated community of Fusion South Bay.

This 2 bedroom “D” floorplan is listed at $965,000 while the other D unit at 5405 W 149th #15 that came on the market at a similar time priced at $1,0250,000 is now in escrow.

It’s a nice home but has some challenges as to how it’s listed with a number of obstacles for both realtors and buyers.  Given all of that we think this one could be a great opportunity for a buyer.

The unit itself seems to be in pretty original condition without many original (or owner) updates or upgrades but overall it’s in good shape.

The “D” floorplan is a popular layout for several reasons……the living area is fairly large, has a large and open kitchen, a large laundry/storage area off of the kitchen and both bedrooms are on the same level.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.  Despite the listing showing that the home is in north Hawthorne, it’s actually in the Hollyglen neighborhood which is the most sought after area in the city.

The amenities in Fusion include a very nice pool and spa area, small playground, half basketball court and an abundance of landscaped walking paths and outdoor exercise stations.

There are finally some new listings in Fusion South Bay

While the real estate market in Hawthorne CA has been a bit slow but certainly steady, the gated community of Three Sixty in the Hollyglen neighborhood has beenFusion townhomes in Hawthorne historically slow. Up until a few weeks ago there hadn’t been a listing for months. Currently there are three homes for sale and they range from the smallest layouts to one of the largest 3 bedroom layouts. Things kept on an impressive pace in the real estate market of Hollyglen and Del Aire in Hawthorne with 7 homes that sold during the month at an average price of $1,068,346. The average “asking” price was $1,017,532 meaning that homes generally sold well above the list price.

Homes averaged a very short 14 days on market before going into escrow.  No home sales were in Three Sixty but one sale was in the nearby gated community of Fusion South Bay.

Welcome to the year that was for real estate in Hollyglen and Del Aire.  It was an incredible year for home sales and home prices with 117 closed sales.

The average listing price during the year was $1,047,656 with the average sold price at $1,077,355 meaning that homes generally sold above the list price. That did reverse a bit towards the end of the year but homes still sold fairly close to full price.

The average dollar per square foot of the homes that sold was $801 and homes only averaged a very brief 20 days on the market before going into escrow.
