The homes on Millennium Park Court back up to Van Ness so road noise is a factor.  That said the positives of the location are that they have larger yards and instead of looking into a neighbors yard…they look out towards Holly Park.

Welcome to the Hawthorne Real Estate Report for June 2024The Garden townhomes in Three Sixty

It’s definitely still a seller’s market.

It was yet another strong, but slightly slower, month for the real estate market in Hawthorne with 14 home sales in July compared with 18 in June.

The average “list” price was $989,772 with the average sold price at $1,048,929 which was higher than June’s $996,111 average but a bit down from the $1,073,030 in May….which was a big number.

The average price per foot was $769 which was way up from $580 in June.  Homes averaged a brief 39 days on market before selling.

Of the 14 homes that sold 8 were in Hollyglen Del Aire with one in the gated community of Three Sixty and another in Fusion, 2 in east Hawthorne and an impressive 4 in the neighborhood of Bodger Park.

The latest home to sell in the gated community of Three Sixty was a 4 bedroom single family style home in the “Terraces”.  This 4 bedroom home offered 4 bedrooms + top floor great room and just under 2,200 square feet.  While every sale is exciting the price was probably not quite what other Terrace owners were hoping for.  The home was originally listed at $1,675,000 which would have been one of the highest sales of all time.  Unfortunately it didn’t sell and then underwent a series of price reductions, eventually landing at $1,498,000.  The home went pending 2 days later and closed at $1,500,000.

It’s definitely still a seller’s market.Terrace single family homes in Three Sixty

It was yet another strong month for the Hawthorne real estate market with 18 homes selling in June.  That was a very similar number as May, but it was a slight drop from the really busy 24 sales in April.

The average “list” price was $989,772 with the average sold price at $996,111 which was down significantly from May’s $1,073,030 but that was somewhat of an unusually high number.  

The average price per foot was $580 which was a below the May average price per foot.  Homes averaged a brief 55 days on market before selling.  The top sale of the month was $1,500,000 for a 4 bedroom freestanding “Terrace” home in the gated community of Three Sixty located at 5542 Palm Drive.
