What a great year it’s been thus far in the gated communithy of Fusion South Bay.  Last year there were almost no listing and this year not only have there been several, but most are the usually rare 3 bedroom opportunities.

This latest listing in Fusion is a 3 bedroom 3 bath J layout and the list price of $1,199,999 makes it the highest price ever in the community.  We’ll have to see if it sells at this price.

As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

16 Home Sales in Hawthorne at an $898,556 Average PriceWelcome to Parkside Village

Welcome to the month that was for real estate in Hawthorne CA for February.  The number of homes that sold was back up a bit to 16 compared with only 13 in January

The average “list” price was $900,306 with the average sold price at $898,556 which was a nice jump up from the $874,917 in January and  $852,233 in December

The average price per foot was $666 (yikes) down from $750 in January but fairly typical.  Average days on market jumped up 54 which is the most amount of time sitting on the market that we’ve seen in a while.

It’s a bit surprising that the 2 bedroom home in Fusion at 5412 W 149th Pl #2 is still on the market.  It’s only been listed for 37 days (as of this post on 2/7) but things don’t tend to remain on the market all that long in the gated community of Fusion South Bay.

This 2 bedroom “D” floorplan is listed at $965,000 while the other D unit at 5405 W 149th #15 that came on the market at a similar time priced at $1,0250,000 is now in escrow.

It’s a nice home but has some challenges as to how it’s listed with a number of obstacles for both realtors and buyers.  Given all of that we think this one could be a great opportunity for a buyer.

The unit itself seems to be in pretty original condition without many original (or owner) updates or upgrades but overall it’s in good shape.

The “D” floorplan is a popular layout for several reasons……the living area is fairly large, has a large and open kitchen, a large laundry/storage area off of the kitchen and both bedrooms are on the same level.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.  Despite the listing showing that the home is in north Hawthorne, it’s actually in the Hollyglen neighborhood which is the most sought after area in the city.

While the real estate market in Hawthorne CA has been a bit slow but certainly steady, the gated community of Three Sixty in the Hollyglen neighborhood has beenFusion townhomes in Hawthorne historically slow. Up until a few weeks ago there hadn’t been a listing for months. Currently there are three homes for sale and they range from the smallest layouts to one of the largest 3 bedroom layouts. Today we wanted to bring to your attention the newest listing to hit the market.

It’s a pleasure to report on a new listing in the gated community of Fusion South Bay.  This is one of the 2 gated communities in the Hollyglen neighborhoods of Hawthorne.

There has been very few homes on the market lately and it’s nice to see something hit the market tht’s well priced.  5400 W 149th #11 is a very nicely updated and well maintained  “A layout”(click to see floorplan) listed by Rina Culligan of Bayside.  The “A” style home is the smallest layout in the community and priced accordingly.  This 2 level home featuress a compact and efficient living room/dining room/kitchen downstairs along with a full bath, guest room and stackable laundry closet.  Upstairs is the primary suite so it makes for a pretty appealing layout for roomates or people that have guests staying with them.  The home also offers a very nice sized outdoor deck/patio.

Welcome to the month that was for real estate in Hawthorne CA.  The average prices dropped a bit but home sales were still impressive for the month.

The average “list” price was $931,209 with the average sold price at $925,145 compared with a very impressive August average of $1,006,574 so prices dropped a bit last month.

The average price per foot was $669 with the average days on market 34 which was almost identical to August.

We are happy to report that one of the sales was ours as we represented the buyer on 12920 Central #301 in Three Sixty South Bay.
