May 2020 Housing Market Update for Hawthorne CA

The real estate market in Hawthorne CA was very slow in May with only 14 home sales.  That’s an improvement over the 11 homes sold in April but a dramatic dropoff from the 41 homes that sold in May of 2019.  This was due, of course, to the uncertainty created by the coronavirus.    Prices were once again solid as inventory started to rise significantly as well.  Only one of the home sales was in Three Sixty South Bay  and none were in Fusion South Bay.

Let’s face it, in the past the idea of real estate in  Hawthorne CA didn’t always evoke images of  luxury.  One of it’s main selling points over the years has been it’s affordability but there’s been a reason for that lower price tag and it’s taken a while for that to change. As is often the case in coastal real estate, the further from the beach you get the lower the demand and lower the prices. Over time that often means that homeowners in these areas don’t have the same resources and time to upkeep the homes, neighborhoods and local schools.

In such a high demand area such as the South Bay that can reverse itself at some point and neighborhoods that were not held in such high regard start getting overflow from other areas.  This is part of the reason Hawthorne has really started to reinvent itself.

There have been a few notable changes….the addition of two higher end communities known as Three Sixty South Bay and Fusion at South Bay, the completion of a new high school in the Wiseburn District eliminating one of the last concerns with the school system in Hollyglen and Del Aire, the nearby influx of corporate tech jobs in Silicon Beach and Hawthorne itself (notably Spacex) and the realization that Hawthorne can dramatically cut down most commutes. As much as 35 minutes each way from other parts of the South Bay.

These have combined to really change the perception many buyers have of the community. While in the past many thought of Hawthorne as a fairly crowded and not overly well maintained area, they now see it as a great neighborhood heading in the right direction.

If you’re home buyer the silver lining in all of this is that one of the impacts on the market is that homes that formerly sold within the first few days may actually sit long enought to give home buyers a fighting chance. Nowhere is this more the case than in 360 South Bay and Fusion South Bay. It seemed the very rare homes that came on the market sold almost immediately given most buyers no chance. Where there were no homes for sale not long ago, there are now 4 homes for sale in Three Sixty.

What’s Happening in The Hawthorne Real Estate Market?

Given the craziness of the world at the moment it’s certainly no surprise that real estate and home sales in Hawthorne have definitely slowed down. As of 3/26 there are 26 active listings in Hawthorne with 2 being in Fusion South Bay, none in the gated community of 360 South Bay and 6 total in the Hollyglen/Del Aire neighborhoods. The average list price is $710,651 and the average price per foot (which isn’t overly relevant given the differences in locations) is $533 per foot. Median days on market is 38.

Currently there are 28 pending home sales. Since March 1 there have been 20 closed home sales at an average sales prices of $710,600.

Interestingly enough sales in Three Sixty South Bay, one of the most popular communities in Hawthorne, have definitely not followed that trend. Of the last two listings to hit the market….one lasted 2 days and the other 4 days before entering escrow.

Real Estate Recap – Hawthorne CA Home Sales & Home Prices for February 2020

February was a very slow month for closed home sales in Hawthorne CA with only 17 homes sold during the month. That’s the fewest home sales in a month over the past 18 months other than December which is almost always the slowest month of the year.

Prices were very impressive as they’ve been over the past 18 months with the median list prices of $729,000 and a median sales price of $749,000.  When the sales price is higher than the list price you know it is a challenging market for home buyers.

Average price per foot for sold homes in Hawthorne was $525.  Median days on market was only 10 which is pretty incredible and another indication of a strong sellers market.  3 of the home sales were in Three Sixty South Bay

January 2020 Market Update – Hawthorne Home Sales

January was a fairly steady month for real estate in Hawthorne CA.  There were 14 on market home sales during the month.  The median list price was $764,450 with the median sales price of $762,500 indicating a market very favorable for sellers.  The median price per foot was $480.48 and homes averaged 50 days on market before selling.  4 of the home sales were located in the gated community of Three Sixty South Bay and as is usually the case, one of the 360 home sales set the highest price for the month.  A 3 bedroom “Terrace” home sold for $1,125,000.  View the current homes for sale in Hawthorne as well as the available homes in 360 South Bay.
