The latest sale in the Hawthorne and Hollyglen home market is a nice 2 bedroom townhome located at  5405 W 149th Place Unit #12 in the gated community of Fusion South Bay.  The home is  priced at $1,039,000 which is a BIG number but given the recent record sales anything seems possible.  The home is a corner unit D floorplan at 5402 W 149th Place Unit#17.   The D floorplan has a very nice living level with a fairly spacious living room that opens to the dining area and large kitchen.  One of the biggest challenges to this layout is that the “guest” bath which services both the living level and one of the upstairs bedrooms is actually on the middle landing of the stairs between the two levels so it’s somewhat unusual but certainly works.  Both bedrooms are upstairs with the guest bedroom using the bathroom below as mentioned.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

Hawthorne’s Top Home Sale of the Month in Three Sixty South Bay

Yet another sales price record was broken and this time is was a  residence 1 floorplan in the Terraces at 5245 Pacific Terrace which closed escrow at an incredible $1,455,000.  There have been plenty of freestanding Terrace homes that have sold over $1.4M but they were all much larger.   The residence 1 is the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms and 2 1/2 baths.

Given that the last 2 residence 1 sales were at $1,197,000 (3/23/21) and $1,122,500 (3/10/20) the sales price of $1,455,000 shows just how crazy the market has become.

The “Terraces” are single family style homes in the community with no shared walls and small yards.  The HOA fees in the Terrace homes are the lowest in the community.As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

2021 Real Estate Recap – Home Sales in Hollyglen and Del Aire Hawthorne

What a year it was for home sales in Hollyglen and Del Aire in Hawthorne. There were 121 home sales west of the 405 in these small neighborhods that included both Three Sixty South Bay as well as Fusion South Bay. The average list price was $1,015,703 and the average sold price was $1,057,108 meaning that homes sold well over their asking prices. The average price per foot was an impressive $720 and homes averaged only 14 days on market before going into escrow.

One of the reasons these neighborhoods are priced higher than other parts of Hawthorne is the school system.  Both Hollyglen and Del Aire residents attend the award winning Wiseburn School District.  Good schools definitely lead to good neighborhoods.

Take a look at the year that was for real estate in Hawthorne CA. It was a banner year with 379 closed home, townhome, condo and investment propertes sales during 2021. The average “list” price of the homes that sold was $835,000 with the average “sold” price at $865,000 meaning that, in general, homes sold way over the list price. The average days on market was a very brief 17 before going into escrow.

The lowest sale of the year was at $365,000 for a 2 bedroom condo located at 14405 Cerise AVE #1. The highest price home sale of the year was a 5 bed/3 bath single family home that sold for $1,910,000 and was located at 13605 Heather Way in the Hollyglen neighborhood.
