Let’s take a quick look at the month that was for real estate and home sales in Hawthorne CA.  Overall January was a pretty slow month in terms of the number of homes that sold with only 14 total on market home, townhome and condo sales.  The median home prices was $875,000 and an average days on market 27.  See how that  compares to other months on our Hawthorne real estate trends page.

**Update…..this post was from February 2022 and this home has sold for $1,325,000.**

The newest (and currently only) listing in the gated community of Three Sixty is a 3 bedroom freestanding home in the Terraces.  Priced at $1,439,ooo , the single family style home is a  residence 1 floorplan in the Terraces which is the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms and 2 1/2 baths.

The “Terraces” are single family style homes in the community with no shared walls and all have small yards/patios.  The HOA fees in the Terrace homes are the lowest in the community which is definitely a bonus.   As with all of the homes in Three Sixty this home offers air conditioning, the incredible community amenities of 360 and is served by the award winning Wiseburn School District.

Sold in Fusion South Bay – 5402 W 149th Place Unit#17

The latest sale in the Hawthorne and Hollyglen home market is a nice 2 bedroom townhome located at  5405 W 149th Place Unit #12 in the gated community of Fusion South Bay.  The home is  priced at $1,039,000 which is a BIG number but given the recent record sales anything seems possible.  The home is a corner unit D floorplan at 5402 W 149th Place Unit#17.   The D floorplan has a very nice living level with a fairly spacious living room that opens to the dining area and large kitchen.  One of the biggest challenges to this layout is that the “guest” bath which services both the living level and one of the upstairs bedrooms is actually on the middle landing of the stairs between the two levels so it’s somewhat unusual but certainly works.  Both bedrooms are upstairs with the guest bedroom using the bathroom below as mentioned.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

It was a slow month for closed home sales in Hawthorne with only 15 on MLS homes closing escrow during the month. The average “list” price was $901,407 with the average sold price at $928,900 meaning that, in general, homes sold well higher than the list price. Hawthorne’s Top Home Sale of the Month in Three Sixty South Bay

Yet another sales price record was broken and this time is was a  residence 1 floorplan in the Terraces at 5245 Pacific Terrace which closed escrow at an incredible $1,455,000.  There have been plenty of freestanding Terrace homes that have sold over $1.4M but they were all much larger.   The residence 1 is the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms and 2 1/2 baths.

Given that the last 2 residence 1 sales were at $1,197,000 (3/23/21) and $1,122,500 (3/10/20) the sales price of $1,455,000 shows just how crazy the market has become.
