The latest condo sale in the gated community of Three Sixty South Bay in Hawthorne was a relatively rare 2 bedroom penthouse unit. The condo sold for slightly below full price after just 2 weeks on the market.

12920 Central #402 was a top floor unit in the heart of the community. This is one of the largest layouts in the “Flats” with almost 1,600 square feet on one level.
#402 had some nice upgrades including a beautiful and open kitchen with large island, stainless steel appliances and granite counters, which opens to the living and dining rooms and flows out onto the large balcony. The home has luxury plank and tile flooring maximizing the open feel and spacious layout.

September 2024 was yet another strong month for the real estate market in Hawthorne with 22 home sales although most prices were down from the prior months.
The average “list” price was $875,968 with the average sold price at $884,541 which was a pretty big drop from $918,286 in August and a very impressive $1,048,929 in July.
The average price per foot was $653 which was down from August and homes averaged 30 day on market before going into escrow compared to 14 a month earlier.
Of the 22 homes that sold 6 were in Hollyglen Del Aire and one was in the neighborhood of Bodger Park. There was one condo sale in Three Sixty located at 12920 Central #402 that sold for $1,040,000 along with one in gated Parkside Village at 12014 Millennium Park Court that sold for $885,000.

HOA fees are on the high end due to it being a condo and monthly costs vary slightly but are around around $750 a month which includes a bit more than the townhome HOA fees.

August 2024 was yet another strong month for the real estate market in Hawthorne with 14 home sales compared with the same number in July.
The average “list” price was $916,921 with the average sold price at $918,286 which was a pretty significant drop from a very impressive $1,048,929 in July. June average was $996,111 average and $1,073,030 in May….which was a big number.
The average price per foot was $771 and homes averaged only 12 day on market before going into escrow. It is definitely still a “seller’s market”.
Of the 14 homes that sold 7 were in Hollyglen Del Aire with one in the gated community of Fusion South Bay and 2 were in the neighborhood of Bodger Park.
