Let’s face it, in the past the idea of real estate in  Hawthorne CA didn’t always evoke images of  luxury.  One of it’s main selling points over the years has been it’s affordability but there’s been a reason for that lower price tag and it’s taken a while for that to change. As is often the case in coastal real estate, the further from the beach you get the lower the demand and lower the prices. Over time that often means that homeowners in these areas don’t have the same resources and time to upkeep the homes, neighborhoods and local schools.

In such a high demand area such as the South Bay that can reverse itself at some point and neighborhoods that were not held in such high regard start getting overflow from other areas.  This is part of the reason Hawthorne has really started to reinvent itself.

There have been a few notable changes….the addition of two higher end communities known as Three Sixty South Bay and Fusion at South Bay, the completion of a new high school in the Wiseburn District eliminating one of the last concerns with the school system in Hollyglen and Del Aire, the nearby influx of corporate tech jobs in Silicon Beach and Hawthorne itself (notably Spacex) and the realization that Hawthorne can dramatically cut down most commutes. As much as 35 minutes each way from other parts of the South Bay.

These have combined to really change the perception many buyers have of the community. While in the past many thought of Hawthorne as a fairly crowded and not overly well maintained area, they now see it as a great neighborhood heading in the right direction.

Home Sales in Hollyglen and Del Aire for April 2020

April was a slow month for the areas of Hollyglen and Del Aire as well as Hawthorne overall.  View a quick real estate recap and overview for Hawthorne.  There were only 4 home sales in the Hollyglen/Del Aire areas with only one sale in the gated community of Three Sixty at South Bay and no sales in Fusion South Bay.  Hollyglen is that unincorporated part of Hawthorne that is served by the award winning Wiseburn School District.

Hawthorne Real Estate – The Most Diverse in the South Bay

We often consider each South Bay city or neighborhood as one “market” but that’s not the case.  Nowhere is that more the case than in Hawthorne.  Prices range dramatically and some neighborhoods are very different than others just blocks away.

Hawthorne has some of the more affordable areas in the South Bay but it also offers some of the hottest and most sought after real estate….in communities such as Hollyglen, and the gated communities of Three Sixty South Bay and Fusion.  Many people just don’t equate Hawthorne with million dollar homes, but that’s the reality.  Search for homes in this diverse community.

The Real Estate Market – Hawthorne Home Sales in March 2020

Hawthorne Home Sales in March 2020

March was an active month for closed home sales in Hawthorne Ca with 25 on market home sales which is a very healthy number for Hawthorne.  The impact of the Corona virus was not yet a factor which we anticipate slowing the market considerably.  The median list price for the month was $680,000 with the median sale price being $640,000 which is a bit of a change from the past 18 months.  While still a “sellers” market in March, that appears to be changing a bit depending on the neighborhood.  The average price per foot was $486.19
for the homes that sold and closed.
